I wanted to replace the logo in template but I am not able to do it. I keep getting error that I do not have permission. The template folder is 777, Absoluteflush is 755 (I can not change it 777), I was able to do it before with the default templates.

downloaded 'joomlaXtplorer' from http://joomlacode.org/
then deleted the entire folder. and uploaded all the files using FTP to the template folder.
Solved.

Thanks for updating your post. Glad to hear it worked out ok For future reference, if you are experiencing issues with permissions, try changing them in JoomlaXplorer, as ownership is set to Joomla when you install, so by updating the permissions in JX usually works

Hi Neel,
Grab a copy of extplorer (http://extensions.joomla.org/component/option,com_mtree/task,viewlink/link_id,2630/Itemid,35/) and you should be able to change the permissions..
